We are seeking an exceptionally bright and self-motivated individual to lead real estate development transactions from beginning to end including complex site selection, financial analysis, contract negotiations, zoning and entitlements, and site development.

We are looking for a talented professional to join the AWS Real Estate Team who will operate on tactical levels to support the expansion of AWS’s Data Center Network in the Americas

In this role, you will be working directly with land owners, developers, PE firms, local jurisdictions, and land use attorneys to select, entitle, and develop land for data centers. You will collaborate with multi-disciplinary internal and external stakeholders to secure sites, manage project timelines, budgets, resources, and stakeholder relationships to ensure that projects are successfully delivered. You will work under the strategic direction of one or several Senior Real Estate Development Managers.


Key job responsibilities
- Lead and direct real estate development transactions from beginning to end including site selection, financial analysis, contract negotiations, zoning and entitlements, and site development.
- Support multiple complex contract negotiations simultaneously.
- Work cross-functionally with other internal teams, including Design Engineering, Legal, Economic Development, Public Policy, Construction and Capacity Planning, to execute on regional real estate development strategies.
- Work externally with land owners, developers, brokers, local jurisdictions, and land use attorneys to secure and entitle land.
- Lead the team reporting and tracking of metrics and goals.
- Preparation and presentation of transaction summaries to the senior management team for financial approvals and overall deal costs / benefits.
- Contribute to the continuous process improvement, and Invent and Simplify focus.
- Some travel required (est. 25%)

AWS Infrastructure Services owns the design, planning, delivery, and operation of all AWS global infrastructure. In other words, we’re the people who keep the cloud running. We support all AWS data centers and all of the servers, storage, networking, power, and cooling equipment that ensure our customers have continual access to the innovation they rely on. BASIC QUALIFICATIONS

- Bachelor’s Degree in Urban Planning, Architecture, Engineering, Real Estate or related fields.
- 6+ years of experience in real-estate development, law, engineering, master planning in a technical industry
- 5+ years’ experience performing the land acquisition and portfolio development, leveraging a combination of internal and external resources.
- 5+ years’ experience in site due diligence, site development, and negotiation transactions for large complex projects.

PREFERRED QUALIFICATIONS

- Master's Degree or higher (including Juris Doctor) in Urban Planning, Architecture, Engineering, Real Estate or related fields.
- Understanding of and experience in the Data Center industry, including data center siting and general operations.
- Experience in public private partnerships
- Ability to understand and communicate high level electrical, power & cooling, fiber optics, and other technical requirements, particularly related to Internet infrastructure
