The Real Estate Portfolio Manager is responsible for maintaining and optimizing the AMER owned data center portfolio through effective property management and strategic decision making. This role will have the opportunity to participate in all facets of effectively managing a real estate portfolio including lease compliance, transacting lease renewals, property management, building landlord/tenant relationships, financial analysis, and vendor management. Additionally, this role will have the opportunity to drive cost savings and avoidance while engaging in special projects and stretch goals. Requirements for this role include reading and interpreting lease language, property management and vendor management experience, and partnering with key stakeholders. The ideal candidate will also demonstrate strong written and verbal communication skills, can work independently in an ambiguous environment, and possess a high level of competence in performing a full range of portfolio management responsibilities.

Key job responsibilities
• Perform strategic portfolio and financial analysis of owned sites, review quarterly and annual budgets, conduct quarterly reconciliations, issue POs, and oversight of financial reporting
• Vendor performance management, assess site-specific property needs, review site inspections and reports, and ensure the appropriate level of support is being provided
• Create and track key portfolio metrics, provide regular portfolio and business updates, and status of financial performance
• Drive portfolio optimization through process improvement, contract negotiations, PMA performance, and cost avoidance/savings
• Manage Landlord/Tenant relationships, ensure lease compliance, perform contract negotiations, minimize risk and escalations, and resolve miscellaneous legal matters

BASIC QUALIFICATIONS

• Minimum 4 years years experience in property management, asset management, portfolio management and/or real estate financial analysis
• Ability to read and interpret lease language, understand critical lease dates, and effectively manage relationships with tenants and vendors
• Strong written and verbal communication skills
• Ability to work independently on complex projects in a fast-paced environment. Experience with lease administration software platforms

PREFERRED QUALIFICATIONS

• BS/BA degree in business, real estate, or equivalent work-related experience
• 5-7 years of demonstrated experience in property management, asset management, portfolio management, or real estate financial analysis
• Experience in lease administration software platforms such as Tango or equivalent
• Experience using real estate pipeline management tools such as Salesforce or equivalent. Experience using data visualization platforms such as Power BI, Tableau, or equivalent. Experience enforcing lease compliance and lease negotiations under large volume

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $69,600/year in our lowest geographic market up to $148,800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
